We offer a fixed fee or a percentage fee quote depending on the level of service required.
Property letting and management services
The letting services we offer include:

How long will it take?
Marketing of a property: Once we have received the terms of business, we photograph the property and produce the property description. The property will go live on the market within 48 hours.
Lease-only service: Once we have received the terms of business and payment, and full details to complete the Private Residential Tenancy (PRT) agreement have been supplied, we should produce the document within 48 hours.
Project management service: The completion time for this will depend on the size and nature of the project.

We will send you our full terms of business before we carry out any work on your behalf. You must be complete, sign and return these before we can start the work for you, regardless of the level of service required.
Additional costs
- Work on new properties to the market – New properties to the market often require work to bring them up to regulatory standard. If this applies to your property, we require upfront payment for it before we undertake the work.
- Property contingency fund – Each managed property is required to have a contingency fund of £350 to allow for us to carry out any remedial works and/or obtain safety certificates on behalf of the landlord.
- Lease preparation: £360 including VAT and Stamp Duty, if applicable
- Emergency/Out-of-Hours work (normal business hours are Monday to Friday 9am to 5pm): Charged on time basis - £100 including VAT for first hour, £48 including VAT per hour thereafter
- Serving notices: £108 including VAT for each notice
- Project management: 18% including VAT of the aggregate cost of any such works, subject to minimum charge of £300 including VAT
- Copy documentation: Price depends on volume of paperwork
- Property check for unoccupied properties: Many insurance companies insist upon routine property checks for unoccupied properties. We can carry this out for you as and when required. The cost is £48 including VAT per visit. Please contact our office for more details. Additional travel expenses may be incurred – a quotation is available on request.
- Key cutting: £18 including VAT plus the cost of keys
