We offer a fixed fee or a percentage fee quote for our estate agency sales service depending on the property.
Selling process
We first carry out a free property appraisal and give you advice on the current market and the best way to present your property.
Once we are instructed to sell your property, we will arrange a Home Report through a chartered surveyor. It is a legal requirement in Scotland for a seller to provide this report before the property is marketed. This does not apply to a new build property as long as it has never been lived in.
In line with the Money Laundering regulations, you will need to provide proof of identity and address. You will also be required to provide proof of funds for any deposit you are putting down on the property.
We offer a range of marketing packages, covering website listings, property schedules, professional photography, virtual tours, virtual staging, aerial videos and selective advertising campaigns, so you can find the right one to suit your property and budget.
How long will it take?
Once you have instructed us for the sale, your property should be on the market within seven days. This will depend on how quickly we get the Home Report back and how quickly we get the money laundering documentation returned.
Costs
We offer a fixed fee service, starting from £900 on selected properties.
Our percentage fee service will range from 0.75% to 1.25%, depending on the location of property and the work involved to achieve a successful sale.
We will provide you with a written quote after our first visit. We will agree all fees with you before your property is put on the market.
Marketing package costs
Upfront marketing costs will vary depending which package you decide to choose.
We currently have 5 separate packages available ranging from £360 plus vat to £750 plus vat.
Our Property Managers will discuss the options with you in order that you can decide the best package to suit your needs and budget.
On certain occasions the upfront costs may be deferred however this may be more expensive in the long run.
